The services we provide are a free initial site visit and consultation to discuss ideas and offer advice on the most efficient, practical way of achieving your design ambition. After the initial meeting, we will provide you with a quote for our services to carry out a survey and prepare drawings for submission to the Planning Department once we finally agree the scheme with yourselves. We will also advise you of the planning fees and any other fees such as a bat survey, mining survey and contaminated land survey. Once the plans have been registered, the planning process generally takes 2 months to obtain a decision.
Regarding Building Regulation approval, my quote will include our fee, the Council’s fees and any others, such as Structural Engineers costs. The Council charge two fees, one to inspect the plans and one to inspect the works on site and issue a completion certificate. Therefore, once we have received an indication from the Planning Officer that the application will be approved, we will then start to discuss the Building Regulation application, Building Control is a separate department to Planning which is governed by a different set of requirements. The Building Regulation drawings will provide information regarding the materials and method of construction incorporating the various types of sustainable materials and renewable energy systems available and various other details that the Builders will require to provide a quote. Building Regulation approval generally takes 2 to 3 weeks.
